Flex Warehouse. Excellence Over the Years, A Build-to-Suit Commercial Space for a NJ Based Real Estate Developer

A prominent New Jersey based developer and builder of large scale commercial projects, first worked with Allied Steel Buildings in 2008. After 15 years of continued success together on many buildings, they sought out our expertise in October 2021 for their latest project: two large build-to-suit commercial flex-space buildings for a future tenant.

It’s no secret that Allied credits much of its success to the loyalty of our customers, so we were eager to demonstrate we could once again fulfill this client’s expectations for quality work, exceptional communication, and steadfast customer support. After all, it was these exact qualities that created the foundation upon which our fifteen-year-long relationship was built.

Finding the Best Solution, Always

As with most build-to-suit projects, it was important for Allied to consider the design, budget, and timeline needs of both the client and their future tenant. Building off the client’s preliminary 2D elevation plans, we collaborated closely with their architect through a series of design iterations, knowing we wouldn’t stop until we found a winning solution. The design had to be cost-efficient and successfully balance size, height, and several clearance requirements, while meeting the various needs of the future tenant.

The final result consisted of two buildings, both similar in size and scope, each supporting four smaller attached buildings. Both buildings featured primary steel members fabricated in Allied’s own facility in Spain, attractive two-tone insulated metal panels (IMPs), a 24 gauge standing-seam roof, and a second story consisting of four smaller mezzanines. With the design approved, fabrication began in March 2022 and deliveries were underway a short four weeks later to keep with the client’s desired timeline.

Adjusting to Any Timeline

As luck would have it, site conditions were behind schedule, so Allied collected and stored the previously delivered materials, then delayed shipments of future deliveries to give the client more time. Though the buildings weren’t overly complex from a design and engineering standpoint, both structures and their ancillary buildings required the integration of many different products, requiring a high level of coordination between vendors and the expert project management we’ve come to be known for.

Prepared to Pivot Anytime

Aside from discovering damaged IMPs on site and replacing them promptly, installation progressed smoothly through the summer of 2022 and both buildings were complete before fall. Perhaps the biggest challenge we faced involved addressing the client’s request for modifications after installation was complete. Staying true to our word of being with our customers all the way, including after installation, we gave the client exactly what they wanted. Our return clients count on us to fulfill the standards for excellence that we’ve set over the years and we’re always ready to deliver.
